Q: When must I have an Alabama license? 

  1. Everyone who does real estate brokerage business in Alabama must have an Alabama real estate license. This applies equally to “regular” licensees and those who get their licenses by reciprocity.
  2. Let’s take a fictional Chattanooga TN broker for example.  The Tennessee broker who gets an Alabama reciprocal broker’s license  and a company license issued by our office and becomes QB of his or her Alabama licensed company based in Chattanooga can do real estate brokerage business in Alabama---but only the broker personally can do business in Alabama.  Any of his or her Tennessee licensed sales staff must also get Alabama salespersons or associate brokers licenses from our office by reciprocity before they can do business in Alabama.   Any sales staff who do not do business in Alabama are not required to obtain an Alabama license.
  3. Again, reciprocal licensing and “regular” licensing are exactly the same, except that reciprocal licensing applicants now only have to have 6 hours of coursework and pass an “Alabama” exam, as opposed to “regular” licensees who must complete the 60 hour course and pass the regular multi-state exam.
